The call
This one's a church — New Friendship Baptist Church, on East Eager Street in Baltimore. The congregation goes back to 1933, and the building sits in the Old East Baltimore Historic District. They called about the heat and air, so I went up to see what was running the place.
The building was never a church to begin with
Here's the part that got me digging. This building wasn't built as a church at all. The Maryland State Archives' historic-property inventory lists this spot on East Eager Street as the old Princess Theater — a neighborhood movie house that ran from the 1910s into the 1920s before it closed and got converted to a church. (Maryland Inventory of Historic Properties B-3970; Kilduff's Maryland Theatre Index.) So the congregation that formed in 1933 didn't raise these walls — they moved into a movie theater that was already ten or twenty years old when they got there.
That's a Baltimore story, not a one-off. After the city's 1910s movie-house boom, dozens of those little neighborhood cinemas went dark and got taken over by congregations through the mid-century. (Maryland Center for History and Culture.) The 1933 founding lands right in the Great Migration, when Black families moving up from the South were building new community institutions across East Baltimore's east side.
For a guy who reads buildings for a living, that reframes the whole roof. A 1910s theater would have opened on coal-fired steam heat and ceiling fans — there was no such thing as comfort air conditioning for a neighborhood movie house back then. Carrier's centrifugal chiller, the machine that made big-space cooling practical, didn't show up until 1922, and R-22 wasn't even commercialized until 1936. (Willis Carrier history.) So everything up on that roof is a much later chapter bolted onto a building that started its life showing silent pictures.
What's up top is a big gas/electric package unit — heat and cooling all in one cabinet, sitting on the roof, with a clean view of the city skyline behind it. Classic commercial setup: put the whole machine on the roof, run the duct down into the building, keep it out of the way.
The owner says it's thirty tons — here's how I'd prove it
The 30-ton figure comes from the building owner, not off the metal. That's worth being clear about, because the nameplate's gone and I can't confirm capacity by reading it. For anybody not in the trade: a "ton" of cooling is 12,000 BTU per hour, so 30 tons would be 360,000 BTU/hr of cooling — about the load you'd expect on a building this size, which is exactly why the owner's number passes the smell test. But "passes the smell test" isn't the same as confirmed.
Here's how I'd actually nail it down before I spec a replacement. First, I'd run a real load calculation on the space — square footage, ceiling height, glass, occupancy, the building envelope — and let the math tell me what the place actually needs, instead of inheriting the old number blind. Then I'd pull submittals on a current 30-ton unit and check whether the electrical lines up: the MCA and max fuse on a modern 30-ton against the breaker, wire, and disconnect feeding this old one. If today's 30-ton wants roughly what's already in place, that's strong confirmation the owner's number is right. If the existing electrical is way light or way heavy, that tells me the real tonnage is something else — and the load calc settles it.
It's a combination cooling and heating unit — gas-fired heat on one side, electric cooling on the other, packaged together — and it has clearly been up there a long time. The cabinet's weathered, the panels are sun-baked, and the labels have faded right out from years in the sun.
The owner says thirty tons. I believe him — but I'd run the load calc and check the electrical against a modern submittal before I bet a job on it.
I can name the maker — I just can't read the model
Here's where I'll be straight with you, because the distinction matters. This is a York unit. I called it standing right next to it — the cabinet, the panel layout, the way the whole machine is built. Twenty-five years on rooftops and you know York iron when you're touching it. That part I'm sure of.
What I couldn't get was the model and serial. I wanted those numbers and I went looking — there isn't a legible one left up there. The only sticker that still reads is a service tag with a phone number, 661-7937, left by whatever contractor was maintaining it. That's a service company, not the data plate. And the CSA ratings placard is faded out — you can still make out "Combination Cooling and Heating Unit" and the line telling you to "refer to the manufacturer's nameplate," but the nameplate that carries the model and serial has weathered into nothing.
So here's the honest line on it: it's a York gas/electric combination package unit, side-discharge, and it's old — and the owner tells me it's 30 tons. The maker I'll stand behind from the field. The tonnage I'm taking from the owner and would verify with a load calc and a modern submittal cross-check, not from the plate. The model and serial are gone, and I'm not going to invent numbers I can't read off the metal. When I tell you what something is, it's because I can read it, measure it, confirm it, or I've put my hands on enough of them to know — and when a number's secondhand, I'll tell you that too.
So how do you spec a unit you can't read?
This is the real lesson, and it comes up more than you'd think on old commercial jobs. When the nameplate is gone, you don't guess — you measure and you reason:
- Don't take the tonnage on faith — calc it: the owner's 30-ton number is a starting point, not gospel. Run a real load calculation on the space and let it tell you what the building actually needs. Then pull submittals on a current 30-ton unit and check the electrical — MCA, max fuse, wire and disconnect — against what's feeding the old one. If they line up, the number's confirmed; if they don't, the calc wins.
- How it ducts — and this one's a side-discharge: the supply and return come off the side of the cabinet, not down through a roof curb. That changes the replacement game. There's no curb to match and no curb adapter in play here — you're mating to side duct connections instead. (Curb adapters are a downflow-unit problem; save that link for the next job that needs it.)
- Gas and electrical service: what's feeding it now sets the envelope for what can replace it.
- The building load: you don't inherit the old sizing blind — you confirm it against the actual space.
The missing nameplate doesn't stop the job. It just means the work is in the field measurements, not in copying a number off a tag.

The 30-ton capacity is the building owner's number, not a nameplate read; I'd confirm it with a Manual N–style load calculation on the space and by cross-checking the electrical against a current 30-ton submittal before relying on it. The model and serial are faded out and not legible, so I'm naming the maker, reporting the owner's tonnage as secondhand, and claiming no model number on this one.
